For this reason, it is vital to engage a planned programme of maintenance across the different elements of your building. The concept is simple, but implementation sometimes daunting or confusing. A delay can lead to faults, breakages and unnecessary expense.

Roofs

Poorly maintained roofs can have an impact on most other elements of a building’s environment, so it is key to ensure the upkeep of this part of a commercial building. Often problems are caused by blockages in a drainage system, so regular inspections of drains and downpipes can prevent issues from blocked, leaking and overflowing drainage systems. A professional eye will be able to detect signs of water penetration on inspection of the roof itself. Signs both outside or inside the building such as bubbling, unexplained mould or watermarks all indicate issues which must be resolved.

Any utilities that are under repeated stress like valves, water tanks, pumps, and other plumbing-related components risk disrepair without maintenance. To maximise the life of a plumbing system, regular preventive maintenance is required; however, scheduling is often challenging. For tenants or users, internal decorative repair can have a very real impact on the effectiveness and well-being of the workers inside. For business leaders who wish to optimise the productive working of their staff, maintaining the working environment will be high on their list of priorities.

Weather

Repairing issues within a building, from roofs to walls to heating, is much more effectual during periods of good weather. This is why it’s important not to let maintenance programmes slip during the Summer months. Your building may well function smoothly without the pressures of cold, wet weather, but this is the ideal time to be identifying potential issues.

Legislation

Commercial landlords and building owners must ensure that their building complies with the correct building regulations. The Building Act 1984 is lengthy and can be hard to navigate.  Sections of the legislation concern structure, fire safety, ventilation, protection from falling, conservation of power, drainage and access. Your regular maintenance programme will prevent your building from contravening the Act. Since contravention can result in the local authority undertaking measures of repair on your behalf and recovering those expenses from you, the cost of a maintenance programme offers great value.
